Verdict

Chris Howell, director at Seaway Insurance Consultants, comments: “Experience with Home and Legacy tells us that their products are well thought out, well presented and that they will look at risks that others shy away from. Therefore it is well worth looking at the Ultra Landlord product.

“Home and Legacy’s existing Prestige Landlord product is competitive and provides all the normal covers for let properties. Ultra Landlord, however, goes several steps further – alternative accommodation is set at 25% of sum insured and although it is very unlikely that there will ever be a claim at this level, the property owners liability is set at £5m.

“The unoccupancy allowed extends to 90 days with standard visiting requirements. Theft from outbuildings is £5,000, allowing for more storage in these as long as they are secure. Standard excess is only £100 and contents temporarily removed allows 25% of sum insured and contents in the open £750.

“Landlords legal expenses is included at £60,000 with a 24 hour helpline. Optional extras include accidental damage to the property by the tenant, rent default protection up to £60,000, landlords emergency property assistance £500. Also gas safety check and energy performance certificate can be arranged.

“With a minimum premium of only £100 plus IPT, this appears to be a very competitive contract for landlords with higher value properties or where the requirement is slightly out of the ordinary. It is certainly worth a look.”
